Bath Student Accommodation - Property Letting Information.
We have adopted the policies and procedures
laid down by the Bath and North East Somerset Council's “Good
Landlord Guide” to ensure that we provide a superb service to all
our tenants, and are members of the Residential Landlords
Association.
We also comply with the Consumer Protection Act
1987, the General Products Safety Regulations 1994, the Gas Safety
Regulations 1994 and the Furniture and Furnishings Fire Safety
Regulations 1993.
Rooms are let on an "Assured Shorthold Tenancy". Details are fully
explained in the "Assured Shorthold Tenancy" agreement, but further information can be

for Tenants"
All Deposits are all held in the Governments Deposit Protection Scheme.
A deposit of £350 per person to cover any breakages or damage are held in the governments deposit protected scheme and is refundable at the end of the tenancy after the success completion of the End of Tenancy check. Please note that deposits cannot be used as payment for unpaid rent.
Rent & Utility Bills.
For your convenience we require room rents to be paid by standing order on a monthly calendar basis. Each properties students are responsible for all utility bills such as gas, electric and telephone costs.
Broadband.
All houses have broadband, normally supplied by Virgin Internet. Some of the houses have wireless internet access, otherwise cabled access is available. Students are responsible for their own connection and payment.
White Goods.
We supply; a fridge freezer, washing machine, tumble dryer where there is room, microwave and toaster. An iron and ironing board, vacuum cleaner, pots & pans crockery, cutlery and utensils are also supplied. Ovens are professionally cleaned every year.
TV Licensing.
TV Licensing is to be arranged and paid for by each properties students.
Tenancy Contracts.
The tenancy is an Assured Shorthold Tenancy and runs from the beginning of September until the end of June.
Energy Efficiency.
All houses have an EPC certificate and are fitted with low energy light bulbs and loft insulation. Boilers are serviced annually by a qualified Gas Safe engineer and a landlord certificate is issued.
Safety.
Fire extinguishers and alarms are tested annually, electrical testing (PAT Testing) is performed yearly. Fire doors, smoke alarms and escape routes are available in all properties and Emergency Lighting is installed in our three storey properties.
